Acquisition of Bayer Pharmaceutical Campus

Description: Triton
was selected by Yale University (Yale) to
perform a full range of environmental due
diligence tasks associated with this $100
million plus acquisition. This 136 acre
property was the site of Bayer's Northeast
Pharmaceutical research complex. The
campus features 550,000 square feet of state of
the art laboratory space, class A office
buildings, warehouses, its own power plant, and
other structures. The transaction
represented Yale's largest land expansion and
will assist in its on-going goal to remain one
of the premier medical science institutions in
the world.
Role: Through the
due diligence period, Triton performed numerous
tasks to evaluate the environmental conditions
of the property. This included Phase I
Environmental Site Assessment level tasks, soil
and groundwater testing, indoor air quality
analyses, lead and asbestos surveys, and a
wetland and solid waste management review.
Triton prepared cost projections for identified
environmental liabilities, which were then used
by Yale in making its final decision to proceed
with the transaction. After this decision
was made, Triton's team assisted with the
transition of regulatory permits from Bayer to
Yale. Triton is continuing to work with
Yale to address environmental and regulatory
obligations as the new owner of this campus.
